Strata Maintenance Sydney

Infinity Alliance Project coordinates common-area repairs and planned maintenance for Sydney strata managers through one agreed scope, one project contact and clear work orders.

A building can have several maintenance issues, several decision-makers and more than one contractor involved. The useful starting point is a brief that connects those moving parts. Tell us which building needs attention, where the problem is, who can approve the work and how residents or building staff will arrange access.

Request a strata maintenance quote, or call 02 9158 6666 to discuss your buildings.

What common-area maintenance can you include in a request?

Bring together the repairs and upkeep you want assessed: damaged walls and ceilings, doors and fittings, painting, flooring installation, carpentry, roof leaks and wet-area concerns. Identify each location rather than describing everything as general maintenance. A photograph of a corridor wall and a photograph of a ceiling stain may need different investigations, access and approvals.

We can discuss the combined brief and identify the work to include in the quote. An inspection may uncover related items, but those should be explained and agreed rather than silently added. If responsibility between an individual lot and common property is unclear, ask the relevant decision-maker to clarify it before authorising the scope.

How do clear work orders help strata managers?

A practical work order names the property, the issue, the authorised scope and the person who can approve changes. It should also say who provides access, which instructions apply inside the building, and who needs progress updates. That gives the contractor something usable and gives the manager a record they can refer back to.

Send any existing report or committee instruction with the request. Please separate an observed problem from a proposed solution: a stain is an observation, while replacing a roof section is a proposed repair that still needs assessment. Our written quote should describe the agreed work, relevant exclusions and any conditions that need a further decision.

Can one maintenance arrangement cover several buildings?

Yes. Discuss your portfolio with Infinity Alliance Project so each building can have its own scope, access contacts and approval process within the wider relationship. A manager responsible for several properties needs more than a single combined job list. Building references help keep instructions, photographs and quotations attached to the correct site.

Tell us whether you want separate quotations, separate invoices or a nominated contact for each building. Those arrangements should be agreed before work starts. Do not assume that approval for one property authorises work at another, or that a previously agreed repair scope covers a different building condition.

How can scheduled maintenance be planned alongside reactive repairs?

Start with the items you already know about, any existing maintenance plan and the work you want reviewed. We can discuss a scheduled arrangement around the agreed tasks and building access. The written agreement should identify what is included, what is excluded and how additional requests will be assessed.

Reactive repairs need their own instructions. A leak reported between planned visits should not disappear into the next routine inspection list. Tell us what has changed, whether an affected area is occupied and who can provide access. For the broader service scope, see maintenance and repairs.

What happens when a building has an urgent repair?

Call 0424 382 070 for an urgent repair request rather than relying only on an enquiry form. Explain the location, the visible issue and any immediate access restrictions. Emergency and after-hours attendance is subject to availability and the needs of the job; a scheduled maintenance arrangement is not an automatic promise of immediate dispatch.

Make-safe work and the permanent repair may be different scopes. Ask that the next step, any investigation and the approval needed for further work are clearly recorded. We do not treat a surface patch as proof that the underlying cause has been resolved.

How do renovation and make-good jobs fit into the building scope?

Some requests extend beyond a small repair. A brief may include kitchen or bathroom work, repainting and flooring changes, or reinstatement between occupancies. Identify the rooms and surfaces involved, what will remain in place and whether products will be supplied by the client.

For room-specific work, read kitchen and bathroom renovations. Our Surry Hills unit renovation and maintenance page explains the information useful for an apartment brief. These links describe related services, not an assumption that the same approvals or conditions apply to every building.

What do strata managers commonly ask?

Can we send a list rather than individual requests?

Yes. Group the list by building and location, attach photographs, and distinguish urgent issues from planned work. Each quoted scope still needs the appropriate approval and access arrangements.

Do you offer scheduled maintenance contracts?

We can discuss a planned maintenance arrangement for your buildings. The tasks, visit arrangements, exclusions and method for approving additional work need to be agreed in writing rather than assumed from a general service description.

Can you work around residents and building access rules?

Please provide those requirements with the brief. Access, working arrangements and any building instructions must be considered for the particular job before a schedule is confirmed.

Can we approve one stage before deciding on the next?

Ask for the proposed stages and their boundaries to be recorded in the quote. An assessment or initial repair should not be treated as approval for every later item found during the work.

What should you send for a strata maintenance quote?

Send the building address, your role, photographs, a location-based issue list, existing reports and the contact who can approve the work. Include access requirements and any dates you want considered. Infinity Alliance Project will use that brief to discuss the scope and next step; pricing and timing are confirmed for the actual job.
