Make Good & End of Lease Repairs Sydney

Infinity Alliance Project coordinates Sydney make-good and end-of-lease repairs by turning the agreed restoration requirements into a written scope for repairs, painting, flooring and reinstatement.

At the end of a tenancy, the key question is not simply what looks worn. It is what work the responsible parties have actually agreed needs to be done. A commercial fit-out, an occupied rental and a vacant property being prepared for its next use can require different decisions, documentation and access arrangements.

Request a make-good quote, or call 02 9158 6666 with the property details and the instructions you already have.

What does a make-good scope need to establish first?

Start with the property, the areas involved and the required end condition. Provide the relevant written instructions, condition records, inspection photographs and any agreed list of items. If the scope has not been agreed between the relevant parties, identify which decisions remain open before asking a contractor to price a final outcome.

Infinity Alliance Project can discuss the building work, but a quotation is not a determination of lease obligations, responsibility for damage or a bond outcome. Obtain appropriate advice where those matters are disputed. A practical scope separates agreed repairs from requests that still need clarification, so uncertainty does not become an instruction to remove or replace something unnecessarily.

How can painting and wall repairs be specified clearly?

Identify the walls, ceilings, doors or other surfaces to be assessed. Note holes, damaged linings, failed finishes and items that will remain in place. Explain whether the requirement is local repair, repainting a defined area or a broader change of finish, rather than asking for the property to be made good without describing the boundary.

Existing surfaces, colour matching, preparation and the condition beneath a removed fitting can affect the proposed work. Ask for those assumptions and exclusions to be visible in the quote. If a repair reveals a larger issue, the next step should be explained before treating it as part of the original price.

What should be checked before flooring is repaired or replaced?

Supply photographs and identify the rooms, floor type where known, and any damaged or lifting areas. Tell us whether a nominated product, finish or acoustic requirement forms part of the agreed brief. Do not assume that every floor can be repaired locally or that a replacement product will suit the existing substrate.

Flooring work may involve preparation, removal, thresholds, skirtings and the connection to adjoining rooms. The assessment and quote should clarify those interfaces. If the floor has a moisture concern, the underlying issue needs investigation rather than being hidden by a new finish. Specific products and installation requirements are confirmed for the property.

Can wall reinstatement and fit-out removal be included?

Yes. You can include proposed wall repairs, removal of agreed fit-out items and reinstatement in the brief. Mark what is to be removed, what must stay and which services or neighbouring areas may be affected. Provide any available drawings or existing building instructions so the request can be assessed with the wider property in mind.

Do not assume that a wall is non-structural or that services behind a fitting are disconnected. Structural questions, hazardous-material concerns, approvals and specialist service work need appropriate assessment for the actual scope. We do not promise unrestricted demolition or removal before those matters are understood and the work is authorised.

How can the handover date be planned without leaving the scope unclear?

Tell us the proposed inspection, tenancy or handover date at the first discussion. That gives the contractor a date to assess, not an automatic completion guarantee. The agreed programme depends on the defined work, access, decisions, materials and any conditions found at the property.

Where staging is useful, record which areas or tasks belong to each stage and what the next decision depends on. A vacant property can still have delivery restrictions, building access rules or another party working on site. Include those details before agreeing a sequence. Changes to the agreed scope may need the programme to be reviewed.

How do property managers and commercial tenants keep the job record clear?

Nominate the person who can approve the work and the person who receives updates. For an agency-managed property, include the job reference and the documentation needed for owner approval. For a commercial tenancy, identify any building or landlord instructions that apply to the contractor's work without asking the contractor to interpret the lease for you.

Keep the written quote, authorised changes and completion information together. If an item remains unresolved, record it separately rather than assuming the whole property has been accepted by every party. Completion of the agreed building scope is not a guarantee of a particular inspection, lease or bond decision.

Which related services can support the make-good brief?

Our maintenance and repairs service covers a wider range of building repairs and finishes. If the brief includes room upgrades rather than reinstatement alone, see kitchen and bathroom renovations. For an apartment brief, the Surry Hills renovation and maintenance page describes useful access and scope information.

Related work can be discussed together, but it should still be identified clearly in the quote. A broader renovation should not be hidden inside a loosely described end-of-lease repair instruction.

What do make-good clients commonly ask?

Can you quote from an inspection report?

A report and photographs provide a useful starting point. An inspection or additional information may still be needed before confirming the proposed repair, exclusions and price.

Do you decide which repairs the tenant must pay for?

No. Responsibility and lease interpretation need to be established by the relevant parties or their advisers. We quote the building work you are authorised to request.

Can painting, flooring and wall repairs be grouped together?

Yes. List each area and required outcome so the work can be assessed as a coordinated scope. Products, preparation and interfaces need to be considered before the quote is finalised.

Can you guarantee the bond will be returned?

No. Bond and lease outcomes are not determined by a contractor's quote. Our agreement concerns the specified building work and its stated conditions, not a promise about another party's decision.

What should you send for a make-good quote?

Send the address, property type, photographs, agreed item list, access details and the date you want considered. Include the relevant written instructions and identify unresolved scope decisions. Request your make-good quote, call 02 9158 6666, or email info@infinityallianceproject.com.au.
